Are You Putting Your Eggs In The Wrong Basket?

An agent called me about a seller that wanted her to feature more than 30 interior photos on the website. The seller was an expired; he just endured a long listing contract with with another agent. Few showings; zero offers; his house didn’t sell.
In his mind, the agents with the most pictures, wins! ….what???

New to real estate herself, the agent didn’t want to lose the one and only listing she had. She called and asked my advice. 

I asked her a question:

Would virtual tour of every room in the house increase showings? Or cause people to weed this one out because they don’t like something in one of the pictures?

Potential buyers would overlook this house. They would NOT go see it. After all, they have, in their mind, already seen it!

On the other hand, what would an enticing list price do for that same seller?

What do you think? Yes, that’s right. A great list price would bring lots of showings… leading to multiple offers… causing competitive bidding… you get the picture (pardon the pun).

Explained this way… your seller will see the advantage of pricing his house correctly right from the start! Nobody wastes their time –especially valuable days on-market!
